Basement apartments, when the city and the ceiling allow one

Jane, a Google reviewer, described a raw concrete basement with exposed beams that became an independent apartment. That is one project. It is not a promise that your city allows the same use.

On April 21, 2026, Esre told KSL.com that homeowners are adding accessory dwelling units and finishing basements so they can stay in the house they have. A basement apartment is a finish plus a kitchen, a bath, and a way out. Egress, ceiling height, and a second kitchen are the parts that stop a job before cabinets are ordered.

Lehi's building department publishes a residential basement finish checklist and takes applications through its permit portal. That checklist is for a basement finish. It is not, by itself, approval for an apartment. Confirm the use with the city before you treat a planning number as a rentable unit. The inspection desk listed on the city's site is 385-201-1035, which is Lehi's number, not ours.

A basement finish with UNIVERSE Construction in Utah and Salt Lake Counties starts at $52 per square foot on the Good finish level in the quote tool, $90 on Better, and $143 on Best. A 800 square foot project at the Good rate is $41,600. Those figures are planning estimates from square footage times a finish level, and the written bid comes after a free in-home visit.

The photograph is a basement kitchenette still in progress. It is not a finished apartment, and it is not labeled with a city. If you need more footprint instead of a downstairs unit, look at home additions. The shop phone is (385) 421-9864 and the email is theuniversecontractor@gmail.com.
