Basement finishing that feels like part of the house

Framing, drywall, flooring, lighting, and a bath or kitchenette when the plan calls for one. The goal is a room you use, not a dropped ceiling over concrete.

Homeowners have hired us to finish raw basements into living space and, in one case, a full apartment. Jane described a raw concrete basement with exposed beams that became an independent apartment, and she wrote that the crew handled the structural quirks and kept the job moving. L. Hill's project was flooring, ceiling, lighting, and a full bathroom redo.

Kristen Knight's basement ran into a subcontractor change, missed HVAC, and finish work that was not acceptable. She brought it to Esre. He came to see it, agreed it was below the standard, and had the basement redone after it had already been paid for. She wrote that she would hire him again.

    A new bath or a full redo, which is what L. Hill had done with the rest of the basement.

    Jane's project became an independent basement apartment. We'll talk through layout, egress, and what the city will require before we price it.

  • Making it right

    If the work misses, Esre has shown up and redone it. That is the standard the reviews describe.

Questions

What does it cost to finish a basement?

The planning estimator starts at $52 per square foot. An 800 sq ft basement at that Good rate is $41,600. A bath, a kitchenette, egress, or a low ceiling changes the scope. We price it after we see the concrete, the mechanicals, and the headroom.

Can you finish a basement as an apartment?

We have. Jane's review describes a raw basement turned into a separate apartment. Whether your city allows that, and what egress and ceiling height it requires, is part of the estimate conversation — we won't guess it from the street.
